If you want to give a property listing special treatment, consider purchasing a Single Property Website. Business Cards for your website
Promote your website through business cards. List two or three resources on the card to give users a reason to visit your site, i.e. don't just list your url and name. You could provide a free report about the local market and how it is performing to entice the reader to visit.
The next step is to distribute the business cards. ALWAYS carry a stack of business cards. Leave them everywhere you see other business cards but don't be spammy. If you don't have your own website promoting yourself and your listings, you had better get one now. The agents that are pulling in sales left and right use their website as a lead generation source and there is no reason why you shouldn't either. From marketing your current listings or trying to sell your services to future clients, having a website is a no-brainer. If you have a website running and are not funneling visitors into some sort of mailing list then you are missing out on a great marketing resource.
Your Mailing List
A mailing list or newsletter is one of the most underused marketing tools available to all real estate agents. Imagine each new listing of yours going out to hundreds (or thousands) of potential/current/past clients. You should grow your mailing list by putting a signup form on your website and blog. MailChimp is a fantastic piece of software that I personally use and love. Aweber is also another great mailing platform that I've heard very positive things about. Your Blog
If you don't have a blog yet, ask your web developer to add a blog to your website or sign up for one at wordpress.com
Consistent blogging will add content to your website which Google and other search engines LOVE. Also, by blogging about local topics you set yourself up to be an authority for that topic. Clients flock to the 'authority real estate agents' because they have direct knowledge of the agent's experience in the local market.
Testimonials
On your pages talking about your services for buyers you definitely need to list some testimonials. Social proof is more of a motivator than you think and testimonials are a quick way to take advantage of that. Ask three of your best clients to write a quick couple sentences or a paragraph about you and your services then post them up on your site.
Referrals from current clients
This one goes hand in hand with Testimonials. While you ask your three best clients for testimonials, ask them if they know anyone looking to buy or sell a property. If the clients truly like you and trust you, they will refer anyone they know is looking for real estate.
